Custom Home Building
Our homebuilding process is a little different from other builders in central Oklahoma. Unlike many of our competitors, Huffman Custom Homes builds TRUE CUSTOM homes. While other builders may quote you a specific per square foot price for “custom building” your home with their standard features, you may have two countertops, three paint colors and five tiles to choose from. Your master closet may contain only two rods and a shelf. Your landscaping may only include two trees and three bushes. And if you want anything different from those options, it is considered an upgrade. This means you will have to pay the difference, plus builder markup, plus a change order fee. We have even heard of builders in our area that do not include a lighting budget in their bids. If you want lights in your home, that’s an extra cost.
This bait and switch method is not how we operate. We build all our homes on a cost-plus basis – the cost of materials and labor plus a set builder’s fee. This means we don’t have standard features and upgrades. Instead, we work from our clients’ blueprints and create a custom bid based on what our clients want, including realistic finish allowances. Then we go line by line to show our prospective clients what we estimate everything to cost, from initial dirt work and permits all the way to laying sod at the end.
Another example of how we are different from other homebuilders is our transparency. We show our clients the invoices we receive throughout the process so they can see exactly what they are paying for. No builder commissions, markups or hidden fees. Instead, we choose to pass along all our vendor discounts to our clients. We feel this is a much more transparent process that keeps clients from being hit by surprise overage charges at the end of the build.
A new home is the largest investment many of us will ever make and we believe that the process should be easy, transparent and fun. Our clients don’t build cookie-cutter houses, they build beautiful homes that fit their family’s needs. Everyone’s needs and wants are unique. This is why you’ll never see our company advertise to build your home for a certain cost per square foot.
